Arada has confirmed the award of a construction contract worth AED2.18 billion to United Engineering Construction Company (UNEC) for the delivery of Madar Mall, a major retail and entertainment destination within the AED35 billion Aljada megaproject.

The Dubai-based contractor, established in 1976 and recognised for its extensive experience in delivering complex large-scale developments across the GCC, will take responsibility for the full construction works. Activity on-site is set to begin immediately, with completion targeted for December 2028.

Designed by Zaha Hadid Architects, Madar Mall will occupy a built-up area of 3.9 million square feet, with a gross leasable area of 1.1 million square feet across three floors. Positioned as the anchor attraction and final phase of the wider Madar district at Aljada, the mall’s design draws inspiration from the ripple effect of a water droplet striking the ground, expressed through a collection of elliptical structures set within landscaped green surroundings.

Once open, the mall will feature over 400 retail outlets and 80 dining venues. Among its many attractions are an 11-screen cinema, an ice rink, a landmark observation tower topped by a restaurant, a flagship gym, and a central square showcasing signature dancing fountains.

On completion, Madar Mall is expected to attract up to 20 million visitors each year. The destination will complement the existing attractions within Madar, which already includes the region’s largest skate park, the Zad food district, a trampoline park, adventure playgrounds, and the Wellfit Madar gym.

Aljada, currently home to 20,000 residents, is planned to deliver more than 25,000 homes alongside retail, hospitality, education, wellness, and commercial spaces. With direct access to Sheikh Mohammed bin Zayed Road, Al Dhaid Road, Sharjah International Airport, and the upcoming Etihad Rail station, the development is positioned as a cornerstone of Sharjah’s evolving urban landscape.
