German developer Instone Real Estate has confirmed the acquisition of a 12,500 m² development site in Unterschleißheim. The company intends to build a new residential quarter featuring approximately 180 privately financed apartments to address the high demand for housing in the northern Munich region. This acquisition is a significant part of the firm’s strategy to invest in Bavaria’s most active growth zones.
The new project is situated within the “Mehrgenerationencampus Lohhof Süd” framework. This local urban initiative aims to combine residential spaces with work and community facilities for different age groups. Instone’s plan includes a variety of housing types ranging from small units to larger homes for families. To promote community interaction, the site will feature both private and shared green spaces. Construction is currently scheduled to begin in 2027 once the planning procedures are finalised.
Sustainability is a core focus of the new development. The buildings are designed to meet the German QNG-Efficiency House 40 standard. There are also plans to connect the quarter to the local geothermal network through a partnership with municipal energy providers. The developer is targeting official sustainability certifications such as NaWoh or DGNB to ensure long-term energy efficiency.

The new quarter will create an attractive living environment for all generations.
