Webstar Technology Group and its subsidiary, Forge Atlanta Asset Management, have completed the purchase of a 10-acre site at Ted Turner Drive SW and Whitehall Street SW. This acquisition signals the formal start of Forge Atlanta, a vast mixed-use district in Downtown. The developer intends to turn the underused industrial land into a high-density area featuring hospitality, retail and residential ownership.
Phase I of the project includes a 300-room hotel with event facilities, approximately 600 luxury condos and 60,500 square feet of retail space. The condo portion alone is valued at roughly $532 million. Future stages are expected to add more residential towers, office space, cultural venues and public plazas. The site is located near the Garnett MARTA station and major interstates, which will improve accessibility and reduce car dependency.
Financial modelling by Ernst & Young suggests the total development will create 3,000 jobs and produce an economic impact of $7.37 billion. In Phase I, independent studies for the Development Authority of Fulton County predict 2,100 construction jobs and 900 permanent roles. Tax revenue is expected to rise from $14,585 to $1.8 million annually, reaching $25 million during the initial abatement period.
Financing for Phase I will come from a $223.7 million inducement, institutional loans and bond issuance. Webstar also plans to offer a digital-asset element via the Torch RWA platform. This regulated token program will allow more people to share in future income, with some proceeds helping to reduce HOA fees for residents.
Ricardo Haynes, CEO of Webstar Technology Group, said: “Closing on the land for Forge Atlanta marks a major milestone in our vision to transform an under‑utilized industrial block into a vibrant, mixed‑use district. By integrating traditional real estate financing with compliant blockchain technology, we are opening the door for residents, investors, and communities to participate in Atlanta’s growth. We are grateful for the support of Fulton County and our best‑in‑class partners and look forward to delivering thousands of jobs, new homes, and public spaces for Downtown Atlanta.”
The design is led by Nelson Worldwide. Turner & Townsend will manage the development, while Kimley-Horn serves as lead engineers. Construction and condo pre-sales are slated to begin in 2026.
