Industrial real estate leader SEGRO has confirmed a deal with ISDIN, a prominent laboratory specialising in photoprotection and dermatology, to develop a new logistics hub in Martorelles. The facility will cover a surface area of 22,000 m² and is situated within the primary logistics ring of Barcelona. Construction is already underway, with the official handover expected during the second half of 2027.

The development, named SEGRO Logistics Park Martorelles IV, is being built on a 36,000 m² brownfield plot in the Can Roca industrial estate. This site formerly housed the operations of Valeo. SEGRO’s strategy for the project focuses on high-quality specifications and sustainability. The building is designed to achieve a Class A rating and is currently targeting BREEAM Excellent certification. To keep environmental impact low, a Life Cycle Analysis was conducted to ensure CO₂ emissions remain well below market averages.

The new facility will be built on a 36,000 m² plot, that once housed Valeo’s operations, located in the Can Roca industrial estate in Martorelles.”

The operational features of the hub include 25 loading docks, two level-access ramps and a minimum interior height of 11.50 metres. Technical specifications have also been adapted to comply with Level 8 high fire-risk requirements. For energy efficiency, the roof will be fitted with photovoltaic panels providing a 275 kWp capacity. An intelligent Building Management System will monitor all installations in real time to reduce emissions.

Employee comfort is a central part of the design, with the project pursuing WELL Gold certification. The interior will feature naturally lit workspaces, a canteen and changing rooms. Savills and Forcadell acted as advisors for the transaction. This hub is intended to provide ISDIN with the infrastructure necessary to maintain its competitive edge in the global dermatology market.
