Mah Sing Group Berhad and KLK Land have announced a strategic partnership to develop a 419.15-acre industrial site in Kulai, Johor. The joint venture targets the growing demand for high-specification infrastructure within the Johor-Singapore Special Economic Zone (JS-SEZ). Under the agreement, Mah Sing holds a 60% equity stake and will manage the project, while KLK Land holds the remaining 40%. The freehold land was acquired for approximately RM274 million.

The new development, named MS Industrial Park @ Kulai, is projected to reach a gross development value of RM2.26 billion. The site is intended to serve as a modern ecosystem for future-ready industries, including logistics, e-commerce, and data centres. Its location offers vital connectivity, sitting just 10km from the North-South Expressway and 15.8km from Senai International Airport. Major maritime hubs, including Johor Port and Pelabuhan Tanjung Pelepas, are within a 50km radius.

The project is the first phase of KLK Land’s larger 2,500-acre land bank in the region, which is slated for a master-planned township featuring residential and commercial zones. KLK’s Executive Chairman, Tan Sri Dato’ Seri Lee Oi Hian, said: “This collaboration is aligned with KLK Land’s long-term strategy to unlock the potential of our land in Kulai and to build a stronger industrial development portfolio. Through this partnership with Mah Sing, we are able to strategically initiate the first phase development that will unlock and catalyse the broader 2,500-acre master-planned township envisioned for KLK Land. We view Kulai and the wider Johor-Singapore Special Economic Zone as an important growth corridor that supports Johor’s evolving industrial landscape and contributes to sustainable economic growth.”

Construction of the park will include cluster and semi-detached factories, alongside dedicated space for large-scale logistics and technology-driven operations. The project aligns with the national New Industrial Master Plan 2030, aiming to strengthen Johor’s economic ties with Singapore.
