Master developer Arada has formally established Arada KSA to expand its operational footprint into Saudi Arabia. Created alongside community and lifestyle company XTOPIA, the business will build large-scale projects across key regional locations.
Mohammed AlDhabaan, Chairman of XTOPIA, takes up the role of Chairman at Arada KSA. The joint venture holds access to 10 million square metres of land valued at SAR50 billion, situated in cities including Riyadh, Jeddah and Makkah.
The new entity’s flagship project is a SAR14 billion residential community in the Al Rimal District of north-eastern Riyadh. Spanning roughly 2.5 million square metres, the master plan features 3,500 villas and townhouses, 100,000 trees, a school, retail units, sports facilities and a community centre.
A Capital Market Authority-regulated investment structure managed by a licensed financial firm will fund the development. Sales and construction work on the site will start in 2027.
The Riyadh project supports the Quality of Life Programme under Vision 2030, alongside the Royal Commission for Riyadh City’s Green Riyadh initiative. The citywide environmental scheme seeks to plant 7.5 million trees and increase green space per person from 1.7 to 28 square metres by 2030.
Mohammed AlDhabaan, Chairman of Arada KSA, said: “The establishment of Arada KSA marks a significant step forward for the development of world-class communities in the Kingdom. Our land bank, which features key strategic locations across the Kingdom, positions Arada KSA as a platform with genuine national scale and reach. Saudi Arabia’s residential market has never offered more compelling long-term fundamentals, and the combination of Arada’s global track record in community building with XTOPIA’s deep local expertise creates a platform with real long-term potential for the Kingdom.”
The Saudi launch represents the latest stage in Arada’s global growth. With 17,000 homes completed, the group manages a project pipeline valued at SAR189 billion ($50 billion) encompassing over 70,000 homes across Saudi Arabia, the UK, Syria, Australia and the UAE.
