Gilbane Development and Western Kentucky University (WKU) have officially started work on The Southern Gateway in Bowling Green, Kentucky. The development represents the initial phase of “Elevate WKU”, a $350 million public-private partnership intended to overhaul on-campus student accommodation.
The Southern Gateway will deliver a 1,000-bed residential complex on the site previously occupied by Hugh Poland Hall and Douglas Keen Hall. Scheduled to open in autumn 2028, the scheme will feature private and semi-private suite-style living options.
The complex will include communal kitchens, a 24-hour study area, new dining options and a multipurpose classroom intended to expand WKU’s Living Learning Communities. Residential floors will feature lounges and communal spaces for students, alongside ground-floor areas for academic and social activities.
The project marks the largest residential investment in WKU’s history, replacing older buildings with updated living-learning environments. Campus data indicates that high-quality residential environments correlate with improved academic performance and higher graduation rates among university students.
James Patchett, President and CEO of Gilbane Development, said: “With shovels now in the ground, Elevate WKU is one step closer to revitalizing aging campus infrastructure and delivering a modern, community-focused campus experience for today and tomorrow’s Hilltoppers. When the dormitory and dining facility opens in fall 2028, students will immediately benefit from a new living-learning environment designed to boost connection and drive academic success. This is a testament to WKU’s leadership and long-term vision, and Gilbane is proud to play a role in shaping how generations of Hilltoppers live and learn.”
Geoff Eisenacher, Vice President of Development, Gilbane Development, said: “The residential experience continues to set universities apart, and Western Kentucky University’s investment to enhance its residential facilities underscores its sustained commitment to student success. Student expectations for campus housing are evolving, and Elevate WKU demonstrates how higher education institutions can reimagine campus residences by aligning with a private developer on shared goals.”
WKU President Timothy C. Caboni said: “Today is an important milestone for WKU and for generations of Hilltoppers who will call this campus home. Elevate WKU is about more than replacing aging buildings. It is about creating residential environments that strengthen the WKU Experience, support student success and reflect what students and families expect from modern university housing.”
The Southern Gateway serves as the opening phase of a wider campus master plan that will deliver further residence hall updates and evaluate new living-learning formats across the university.
