The international architecture firm RMJM has released details for a new mixed-use development located in Al Qairawan, Riyadh. The project focuses on a design strategy that aims to update local identity with a modern architectural style. Instead of a single large block, the development is made up of a group of different volumes. This layout allows for various heights and proportions across the entire site.

A central feature of the design is the layered façade, which draws inspiration from Salmani architectural principles. These façades use vertical fins, perforated screens and deep reveals to manage sunlight and heat. The choice of earthy colours and textured materials is intended to reflect the heritage of the region without using direct historical replicas. Recessed terraces and green spaces have been included to break up the vertical lines of the towers.

At the street level, the architecture and the landscape are designed to work together. The project includes shaded colonnades and perforated canopies to create comfortable walking paths for pedestrians. These public and semi-public spaces act as a bridge between the interior sections of the buildings and the wider city. The ground floor prioritises human scale and ease of movement through a sequence of connected areas.

The design also includes distinctive crown elements at the top of the buildings to create a unique profile on the Riyadh skyline. Articulated corners and porous sections in the built form help to soften the overall appearance of the towers. According to the firm, the project treats the façade, massing and public spaces as a single unified system. This approach is part of the ongoing evolution of the urban environment in the Saudi capital.
