European industrial property developer CTP has broken ground on CTPark Belgrade Borča, a 40-hectare scheme that will become the largest industrial and logistics park in Serbia upon completion. The site offers potential for 222,700 sqm of floor space across 15 buildings.
The start of construction follows a 10,000 sqm pre-let agreement with MD International (MDI), a provider of integrated logistics services and part of Waberer’s Group. MDI is scheduled to occupy a purpose-built facility at the park from the first quarter of 2027, supporting its distribution and third-party logistics operations in the country. The agreement includes options for the firm to extend its space up to 20,000 sqm.
Situated 10 km from central Belgrade, the new development will provide space ranging from 300 sqm to more than 50,000 sqm to serve the metropolitan market and broader distribution networks. CTP is introducing its specialised CTBox, CTFlex, CTSpace and CTFit property formats to the Serbian market through the park. These units cater to different operational stages, ranging from start-ups and small businesses to expanding enterprises and multinational firms requiring custom facilities.
Petar Kolognat, Business Development Director at CTP Serbia, commented: “CTPark Belgrade Borča will introduce an entirely new location for modern industrial and logistics facilities to the Belgrade market, offering businesses access to a nearby workforce and excellent growth opportunities. Waberer’s and MDI choosing the park for their next phase of expansion demonstrates the strength of this new location and CTP’s ability to deliver tailored facilities that support our clients’ long-term growth.”
György Szucsány, Co-Managing Director of Regional Contract Logistics at Waberer’s, said: “High-quality infrastructure is a key driver of successful logistics operations. CTPark Belgrade Borča will provide a state-of-the-art operating environment for our existing business while opening new opportunities for growth in distribution and 3PL services. in Serbia. Combined with MDI’s local operating experience and Waberer’s global logistics expertise, these improvements will help us deliver even more efficient, reliable, and high-quality services to our customers.”
Serbia continues to serve as a key regional hub for European manufacturing and logistics due to its skilled labour force and transport connections. CTP already maintains an extensive presence in the country, including CTPark Belgrade City, CTPark Belgrade West and CTPark Novi Sad.
