Construction has officially commenced on The Residences at Mandarin Oriental, Miami, following record-setting sales figures in the local residential market. Developed by Swire Properties, the ultra-luxury residential and hospitality project occupies the southern tip of Brickell Key, an island enclave overlooking Biscayne Bay near central Miami.

Designed by architecture firm KPF, the development consists of two towers featuring curved profiles that rise from a central podium. This podium contains shared amenities and incorporates planted areas designed to match the natural island topography.

The taller of the two towers is dedicated entirely to residential space, housing two- to four-bedroom private units alongside two duplex penthouses, providing a total of 228 private residences.

The secondary, smaller tower combines residential facilities with hotel accommodation. It contains 70 private residences and 28 turn-key Hotel Collection residences. In addition, the building includes 121 guest rooms that will serve as the flagship North American location for Mandarin Oriental.

Strong demand for the development has driven high sales activity in Miami’s property sector. Industry interest has been linked to the project’s site-sensitive design, detailed features and waterfront position anchoring the downtown skyline.
