Extell Development Company and Hilton have confirmed plans to bring the Waldorf Astoria brand to Park City. The new Waldorf Astoria Deer Valley Resort and Residences is scheduled to open in 2028. It will be situated within the Deer Valley East Village, which represents the first major alpine resort development in North America for four decades.

The site sits next to the Green Monster, the newest and longest ski run at the resort. This ski-in, ski-out destination will include 132 hotel keys and 105 branded residences. These homes will range from one to six bedrooms, with sizes spanning 1,099 to 5,155 square feet. Architectural firm Kohn Pedersen Fox is leading the design, while AvroKO is handling the interiors. The project consists of two towers, with one dedicated to 49 private residences and the other housing 56 hotel residences above the guest rooms.

“Deer Valley East Village is the culmination of world-class luxury partners committed to delivering exceptional ski experiences. The addition of a Waldorf Astoria resort and residences builds upon that vision and marries the best of the real estate and hospitality worlds,” said Gary Barnett, founder and chairman, Extell Development Company. “With globally recognized brands such as Waldorf Astoria and Four Seasons joining an extraordinary collection of hospitality, retail, recreation, and residential offerings, the Village is poised to become the crown jewel of North American ski resorts.”

Facilities at the resort will include a 15,000 square foot spa featuring a snow room and thermal areas. Guests and owners will have access to a fitness centre, ski valet, golf simulator and a cantilevered outdoor pool over the ski run. The development also includes the signature Peacock Alley lounge and a 5,200 square foot ballroom. Construction began in May 2025.

“The signing of Waldorf Astoria Deer Valley Resort and Residences marks a major milestone in Hilton’s growing luxury portfolio across the Americas,” said Kara Randall, vice president, North America luxury and mixed-use development, Hilton. “We’re proud to partner with visionary owners to introduce this ski-in, ski-out resort to Deer Valley East Village, complementing the upcoming Canopy by Hilton at Deer Valley, which is expected to open this year. This Waldorf Astoria resort will further enhance Hilton’s diverse offerings in Utah, where more than 70 properties are already welcoming travelers.”

The East Village serves as a new gateway to Deer Valley, located 40 minutes from Salt Lake City International Airport. The wider expansion has doubled the resort’s skiable terrain to over 5,726 acres.
