Aldar has revealed its masterplan for a brand new waterfront community on the northern coastline of Yas Island. Named Yas Point, the expansive project holds a gross development value of six billion dirhams.
The site will be developed into a mixed-use neighbourhood that brings together residential living, retail spaces, leisure facilities and luxury hotels. A major highlight of the scheme is the creation of the very first beach on the north side of the island. This coastal area will feature a 700-metre waterfront promenade packed with beachside restaurants, retail outlets and open-water sports facilities for kayaking and windsurfing.
Spanning roughly 600,000 square metres, the completed development will provide homes for 5,000 residents across 1,600 individual properties. The housing options will include high-end branded residences alongside a five-star resort hotel. Designers have focused heavily on pedestrian movement, planning a highly walkable network of footpaths, cycle tracks and green spaces. This includes three public parks anchored by the 60,000 square metre Lea Park.
The developers have prioritised connectivity to the wider island area. The site will link existing neighbourhoods like Yas Riva and Yas Acres directly to local transport links and major tourist spots. Residents will live a short distance from major venues such as Yas Mall, Yas Marina Circuit, Warner Bros. World Abu Dhabi and SeaWorld Abu Dhabi, as well as the planned Disney Abu Dhabi and Sphere Abu Dhabi developments.
Families will also have access to a top international school built on-site, which will have space for 3,600 pupils. Aldar confirmed that the location will continue to grow in stages with future housing and lifestyle additions.
