Real estate developer Aldar has unveiled Yas Riva Reserve, a gated villa community located along the waterfront to the northeast of Yas Island.

The new development will feature 292 four-, five- and six-bedroom homes situated directly opposite the original Yas Riva project, which launched in 2024 and remains under construction. Among the residential options are 45 waterfront homes that give buyers the option to install a pontoon for private boat mooring.

Sales for the project are scheduled to commence on 26 September, with prices beginning at AED 7.9 million. A newly constructed bridge will link the gated enclave directly to Yas Island, providing residents with an additional access point to nearby amenities and attractions.

The villas feature contemporary architectural design incorporating warm timber accents, horizontal layering and private landscaped areas structured for family living. The master plan emphasises outdoor activity through a network of linear parks, pocket gardens and open green spaces.

Community facilities within the development will include a central clubhouse with social and study spaces, a swimming pool, indoor and outdoor gym areas, children’s play zones, padel and sports courts, a mosque and local retail outlets.

Residents will have access to Yas Island’s established infrastructure, including educational institutions, parkland and leisure venues such as SeaWorld Abu Dhabi, Warner Bros. World Abu Dhabi, Yas Mall and Yas Marina Circuit. The location also connects to nearby developments like Yas Acres and offers road links to central Abu Dhabi, Zayed International Airport and Dubai.
