Hiranandani Communities has announced the launch of a 225-acre coastal township project in Alibaug, projecting revenue of Rs 17,000 crore from what it describes as India’s largest coastal destination township.

Named Hiranandani Sands, the development was unveiled on Monday with its first phase already sold out at launch. The initial offering comprises three residential towers covering 3.3 lakh sq. ft. and housing 330 apartments. Units include studio, one, two and three-bedroom flats, priced from Rs 80 lakh for studios up to Rs 2.85 crore for three-bedroom residences with sea and hill views. The launch generated Rs 450 crore in gross sales, highlighting Alibaug’s growing reputation as a prime luxury real estate hub.

According to the company, the project will feature luxury homes, signature villas, plotted developments and branded serviced apartments aimed at affluent buyers in India and abroad. It will also be Alibaug’s first private township, complete with its own beachfront and private jetty access.

Future phases of Hiranandani Sands will add five hotels across luxury, business and leisure categories. The developer also plans to establish one of the country’s largest water sports hubs in Alibaug by the end of this year.

He added that the township is designed to attract a mix of domestic buyers, non-resident Indians (NRIs), high-net-worth individuals (HNIs) and ultra-high-net-worth individuals (UHNIs). Incentives under the Integrated Township Project (ITP), including a 50% stamp duty concession, are expected to boost demand further.

The scale and positioning of the development reflect rising appetite for luxury coastal living in the Mumbai Metropolitan Region. With connectivity projects underway, Alibaug is increasingly viewed as a viable first-home market rather than just a weekend retreat.
