Modon has officially signed off on the largest residential construction contract seen in Abu Dhabi this year, awarding a massive AED 5 billion deal for two major developments on Hudayriyat Island. The contract focuses on the delivery of the Nawayef East and Nawayef West projects, representing a major milestone in the emirate’s property market for 2025.
The agreement covers the construction of 735 high-end villas. These homes are set to be built on what are described as the world’s largest man-made hills, reaching elevations of 45 and 55 metres. This design is a first for residential projects in the region, offering a unique landscape for the new community. Infrastructure work for the two sites has already been contracted out in earlier phases of development.
Future residents will have a choice of properties ranging from 350 to 2,700 square metres. The villas are designed with spacious layouts, offering between three and eight bedrooms to ensure privacy and luxury. Beyond the homes themselves, the area will be supported by a variety of local facilities. These include sports grounds, shops, cafés and high-quality restaurants.
Connectivity is also a key feature of the island’s masterplan. A 220-kilometre cycling network has been integrated into the area to allow for easy travel across the island. The scale of this contract highlights the ongoing growth of Hudayriyat Island as a premier destination for luxury living in the capital.
