Swedish property company NP3 Fastigheter AB (“NP3”) has expanded its real estate portfolio after securing eleven properties across ten separate deals. The total property value of the acquisitions stands at SEK 286 million prior to a deferred tax deduction of SEK 5 million. Most of the newly acquired sites are intended for industrial operations.
The acquired assets are located in Sundsvall, Krokom, Vänersborg, Uddevalla, Örebro, Orsa, Örnsköllsvik, Östersund and Karlskoga. Combined, the eleven properties offer 22,300 square metres of lettable space and occupy 127,600 square metres of land. They generate an annual rental value of SEK 19.6 million and maintain an economic occupancy level of 97 per cent. Existing tenant contracts across the acquired sites have an average remaining lease duration of 14.3 years. NP3 took control of nine of the properties at the start of the fourth quarter, with the remaining two assets scheduled for transfer later in the final quarter of 2026.
In tandem with the expansion, NP3 completed the sale of two properties for SEK 64 million with no deferred tax deductions applied. Located in Gävle and Söderhamn, the divested assets were sold at 34 per cent above their recorded book value. The sold sites contain 4,500 square metres of lettable area, produce a rental value of SEK 5.4 million and have an occupancy rate of 63 per cent. NP3 will formally vacate both sold properties during the fourth quarter of 2026.
