Romania is set to launch the Dracula Land project concept, a private investment exceeding €1 billion. The development is designed to become the continent’s largest destination for entertainment, retail, and technology. It aims to transform the country into a new global hub for entertainment.

The project is being developed by a team of international partners, alongside Romanian real estate investor Dragoş Dobrescu and businessman George Toader. Partners include, Piuarch Milano, The Mall Firenze Team, RB+P, TDAC, Zabten Consulting, Optim Engineers, Creative Studio Berlin, Esports Europe, and Țuca Zbârcea & Asociații. Dracula Land is intended to merge tourism, culture, lifestyle, technology, and retail into a single innovation infrastructure. It will cover 160 hectares and is located 20 minutes from Bucharest and 15 minutes from Otopeni Airport.

Dragoș Dobrescu, founder of Dracula Land, commented on the vision: “Dracula Land brings together everything I’ve learned in real estate: discipline, rigor, vision, and the ability to keep complex teams with very different specializations together. But more importantly, it adds a story that gives meaning to every square meter built. For me, Dracula Land is a national project—a symbol that Romania can and must build landmarks, not just buildings or simple real estate projects.”

The sprawling site will feature several key elements. The Dracula Land Theme Park will cover over 780,000 sqm and include six immersive themed areas with over 40 major attractions. A multifunctional arena is planned, offering approximately 80,000 sqm built space and 22,500 seats for international events, festivals, concerts, and esports competitions.

Hospitality facilities will include three hotels: Dracula Grand Hotel , Dracula Family Hotel, and Dracula Inn, offering a total of 1,200 rooms, conference spaces, and premium facilities. A 4.5 km circuit for the Racing Track and Motor Park, with media facilities, garages, and paddock, is also part of the plan.

For retail, the Fashion&Home-Deco Luxury Outlet, developed with The Mall Firenze Team and Piuarch Milano, will comprise approximately 9,000 sqm of retail space and 3,000 sqm of food and beverage space, housing over 70 brands.

An Aqua Park & Thermal Spa is also scheduled, featuring approximately 50,000 sqm built space, one of Europe’s largest wave pools, and over 30 water attractions. The complex will also include a Business Accelerator & Tech Hub, offering over 1,000 workstations for startups in AI, gaming, and digital creative industries in a 15,000 sqm built space.

In parallel with the physical development, a “digital twin” of Dracula Land has been designed in Unreal Engine 5. This metaverse will feature a native token, DraculaCoin, NFT systems for ownership and rewards, and AI-based personalisation.

Andreea Mihai, a senior executive leader in retail, commented: “Dracula Land will be one of the very few projects in Romania built with a clear strategy, discipline, and rigorous execution from the initial discussions to operation. It will bring together retail, entertainment, hospitality, cultural infrastructure, and technology in a way that we rarely see in Europe. For brands and investors, it will mean stability, predictability, and a professional environment in which they can develop their business in the long term.”

Dracula Land is projected to generate over 5,000 direct and indirect jobs. The total economic impact is estimated at approximately €5 billion over the next decade. The developers anticipate approximately 3 million annual visitors in the first phase.
