Leading UAE developer Sobha Realty has announced the launch of Sobha AquaCrest, the second residential cluster within its landmark Downtown UAQ | Sobha Realty masterplan, a USD 20 billion coastal destination set to redefine the urban and architectural landscape of Umm Al Quwain.

The expansive 25 million square-foot Downtown UAQ development is one of the most ambitious coastal masterplans in the Northern Emirates. It will feature seven kilometres of uninterrupted beachfront and eleven kilometres of total coastline, accommodating over 150,000 residents upon completion. The project will offer a mix of luxury residences, marinas, retail boulevards, offices, hospitality venues, and leisure zones, all crafted around principles of sustainable design and world-class craftsmanship.

Sobha AquaCrest will consist of five residential towers, offering one-, two-, and three-bedroom apartments and duplexes. Scheduled for handover by June 2029, the cluster blends modern architectural design with a sense of coastal tranquillity. Each residence will incorporate advanced sustainability features, including double-glazed façades, energy-efficient HVAC systems, district cooling, EV charging stations, and eco-friendly materials to promote energy conservation and a healthier living environment.

More than 50 percent of the Downtown UAQ masterplan will be dedicated to open and green spaces, including landscaped parks, jogging tracks, and beach promenades designed to encourage active, community-oriented lifestyles. The masterplan also incorporates next-generation mobility concepts, with future provisions for air and water taxis, ensuring sustainable and seamless connectivity across Umm Al Quwain.

The wider Downtown UAQ community will feature a range of cultural, leisure, and wellness attractions, including an Art and Design District, a Museum and Marine Experience Center, a Wellness Park, multiple marinas, a retail and dining promenade, and an open-air amphitheatre. These additions aim to create a vibrant coastal lifestyle that harmonises with the emirate’s natural surroundings.

Sobha Realty’s commitment to eco-sensitive development and marine conservation remains central to its expansion strategy in the Northern Emirates. Both Downtown UAQ and Sobha Siniya Island developments are designed with sustainability at their core, with Sobha Siniya Island dedicating 60 percent of its land to protected green areas, mangroves, and open habitats.

Together, these two flagship developments are projected to generate AED 12 billion in combined sales in 2025, representing around 30 percent of Sobha Realty’s total sales for the year.
