A joint venture between UOL Group and CapitaLand Development (CLD) will launch Thomson Reserve, a major 1,268-unit residential scheme in District 20. Situated at Bright Hill Drive, the five-hectare, 99-year leasehold site sits next to the Central Catchment Nature Reserve. Public previews start on 17 October 2026, ahead of the official launch on 31 October 2026.
Prices for two-bedroom units measuring 55 square metres start at S$1.544 million. Three-bedroom apartments of 88 square metres start at S$2.503 million, while four-bedroom homes spanning 115 square metres begin at S$3.388 million. Overall residential prices start at S$2,608 per square foot.
The complex features four 21-storey towers and two 30-storey towers on elevated ground. Residential structures occupy just 12 per cent of the land, leaving 88 per cent for landscaping, water features and more than 80 recreational amenities. Facilities include three distinct clubhouses, eight swimming pools, two multi-purpose courts, a tennis court, a 212-square-metre main gym and a golf simulator.
A sheltered walkway links the property directly to Upper Thomson MRT Station on the Thomson-East Coast Line. The development also sits one stop from Bright Hill MRT Station, a future interchange for the Cross Island Line. In addition, the North-South Corridor will open progressively from 2029 to boost road connections and cycling routes.
The layout allows more than 80 per cent of units to face natural greenery or landscaped grounds. Ground-floor residences in the 30-storey blocks sit roughly three storeys above street level. The project splits into two sections: the 740-unit Classic Collection with Smeg appliances, and the 528-unit Luxury Collection featuring Miele appliances, marble finishes and private lift access for larger layouts.
UOL Group Chief Executive Liam Wee Sin said: “The private residential market has remained resilient, with buyers continuing to prioritise launches that offer strong transport connectivity, access to good schools and other amenities. Thomson Reserve brings these qualities together in one address, with interest expected from buyers drawn to the area’s established character and our strong product positioning. A large five-hectare site like Thomson Reserve gives us the opportunity to create a spacious development that merges architecture with nature, offering a differentiated product that captures an increasingly sought-after lifestyle that owners are looking for. Such distinctive locational and design attributes, together with the limited supply, have generated keen interest in Thomson Reserve.”
CLD Chief Executive Officer (Singapore & International) Ronald Tay said: “Redeveloping this site has given us an opportunity to build on the strengths of an established neighbourhood. Thomson Reserve reflects our vision of creating well-connected homes for long-term liveability. With Upper Thomson MRT Station at its doorstep, a rare landed enclave setting, abundant greenery, reputable schools nearby and easy access to the area’s diverse dining and lifestyle offerings, Thomson Reserve will appeal to a wide spectrum of homebuyers, from first-time homeowners to multi-generational families seeking larger living spaces. The development is designed to complement the neighbourhood’s continued evolution while enhancing the qualities that have long made the area attractive to residents.”
Nearby amenities include Windsor Nature Park, Thomson Plaza and popular eateries along Upper Thomson Road, all within short walking distance. The scheme follows previous successful joint launches by the developers, including PARKTOWN Residence, which is now 98 per cent sold, and Skye at Holland, which has completely sold out. Thomson Reserve is scheduled to receive its Temporary Occupation Permit in the second half of 2030.
