Real estate investment manager Clarion Partners has completed the final close of its Clarion Europe Sale-Leaseback Fund III, securing €552 million in equity commitments.

The fundraise gives the vehicle total investment capacity of roughly €1.1 billion, combining capital from institutional investors across Europe, North America, the Middle East and Asia alongside sponsor co-investment. Approximately 30 per cent of the available capital has already been deployed or allocated to transactions. To date, the vehicle has acquired 10 properties comprising around 123,000 square metres across Germany, the Netherlands, Portugal and the Czech Republic, primarily through off-market deals. Threadmark served as global placement agent for the fundraise.

Rory Buck, Managing Director and Head of Investment at Clarion Partners, said:

“Underscoring Clarion’s long-term commitment to delivering strong performance and innovative investment solutions to our clients, this successful fundraise represents another important achievement in the expansion of our European business.” “The capital raised provides us with the scale and flexibility to continue executing on one of our highest conviction strategies in Europe’s most established markets. It underscores the enduring appeal of the European commercial real estate sector and recognition of the performance that our expert team has delivered over time.”

Operating as a core-plus strategy, the fund targets institutional-grade assets let to high-credit tenants on inflation-linked, long-term contracts. The vehicle maintains flexibility across property sectors, pursuing sale-leasebacks, pre-leased acquisitions and build-to-suit projects. It will also report under Article 8 of the EU Sustainable Finance Disclosure Regulation, supporting net-zero sustainability objectives.

Thorben Schaefer, Managing Director at Clarion Partners, said:

“Recent dislocation in capital markets has resulted in the tightening of available liquidity for corporates, with sale-leasebacks providing an attractive and growing alternative to bank financing.” “This is creating an opportunity for specialist net lease managers and investors such as Clarion who are seeking exposure to assets that are integral to the operations of high-quality businesses and generate predictable, long-term cash flows.”
