A syndicated loan of up to US$ 265 million has been secured by ADD Properties, a member of Sami Saad Holding, to expand and modernise its hospitality operations in Egypt.
The European Bank for Reconstruction and Development (EBRD) acted as initial lead arranger and bookrunner, contributing the largest portion of US$ 127.5 million. Additional backing comes from the International Finance Corporation (IFC) with US$ 60 million under the Mutual Reliance Framework, Emirates NBD Egypt providing US$ 40 million, and National Bank of Egypt supplying US$ 37.5 million. EFG Hermes served as the sole financial advisor and bookrunner, while DenizBank AG acted as offshore security agent.
The funding aims to consolidate asset value and support long-term growth, headlined by a new Grand Hyatt hotel in West Cairo situated near the Grand Egyptian Museum and Giza Plateau regeneration area. Beyond capital deployment, technical assistance will deliver green certification programs, including LEED “Silver” standards, and structured training for young workers in Cairo and Hurghada.
Bassel Sami Saad, Chairman of ADD Properties, said: “This partnership reflects the confidence of leading international and regional financial institutions in Egypt’s investment potential and ADD Properties’ long-term vision. Together with our partners, we are advancing sustainable hospitality and branded residence development, in alignment with Egypt Vision 2030. Our new Grand Hyatt overlooking the Grand Egyptian Museum and the Pyramids of Giza embodies our ambition to create lasting value while celebrating Egypt’s extraordinary heritage.”
