CapMan Real Estate and Scandic have finished a comprehensive refurbishment of the iconic Hotel Laajavuori. The project concluded on schedule with the opening of the final 117 guest rooms. The timing allows the hotel to be fully operational for the peak winter holiday season.
The renovation was managed in two distinct stages. The first phase started in spring 2025 and finished last summer. This initial work focused on the public areas, including the lobby, restaurant and event spaces. The second and final phase upgraded the remaining guest rooms to improve comfort and energy efficiency.
Originally built between 1969 and 1974, the hotel is a protected site. Designers worked to maintain the original spirit of the building while modernising the interior. While the concrete exterior remains unchanged, the new interior uses materials and colours from the original era. Modern additions include adjustable cooling systems in all guest rooms.
Environmental performance was a priority for the project. Engineers installed 71 geothermal wells and a new ventilation system. These changes moved the building from an energy rating of E to B. The hotel expects to save around 1,500 megawatt hours of heating energy per year. This is roughly the amount needed to heat 70 to 100 houses. Following these upgrades, the hotel now uses only carbon-free energy.
Elias Salla, Asset Manager at CapMan Real Estate, said: “Hotel Laajavuori is an architecturally and culturally significant property, and it was important for us to carry out the refurbishment in a way that preserves the building’s identity while also meeting the demands of the future. The renovation strengthens the hotel’s competitiveness for years to come and supports our objectives of sustainable value creation.”
The property is held within the CapMan Hotels II fund. Local residents are invited to visit the hotel on 6 and 7 February for guided tours and a special opening weekend programme.
