Property developer Penta Real Estate has acquired a 50% stake in HoldCo Bubny s.r.o., securing key land plots to lead the urban regeneration of the city’s Bubny-Zátory area.

The total investment in the major transformation project is projected to reach roughly CZK 90 billion. Newly established investment group AKIPIA, set up by independent investors Michal Strnad, Tomáš Brzobohatý and Marek Šmrha, holds a 35% stake in HoldCo Bubny s.r.o. Financial partner J&T retains the remaining 15% share and stays involved in the scheme.

Spanning more than 250,000 square metres between the Vltavská and Nádraží Holešovice metro stations, Bubny-Zátory represents one of the largest undeveloped sites in the capital’s wider city centre. The location also features direct rail links via the recently opened Praha-Bubny railway station.

The long-term master plan outlines the construction of up to 10,000 apartments and roughly 25 city blocks by 2050. Beyond residential units, the site will feature premium office space, student and rental housing, hotels, retail facilities, schools, kindergartens, parks and public infrastructure designed for local residents, workers and visitors.

The move aligns with Penta Real Estate’s focus on large-scale urban regeneration and brownfield sites. Upon completion, the Bubny scheme will be the largest development project undertaken by the company.
