Abu Dhabi property developer Aldar has announced sales of AED 1.5 billion following the launch of its latest residential project, The Canopies. Located on the northern shore of Yas Island, the development comprises a six-building apartment community. The project represents the first residential phase to be released at Yas Point, which is the firm’s brand-new waterfront destination.

The performance points to sustained demand for homes on Yas Island and reflects ongoing strength within the real estate market in Abu Dhabi. The vast majority of purchasers were new to the developer, with first-time buyers accounting for 84% of total sales. Buyers were reported to be attracted by the waterfront setting of the site, its park-centred design and its proximity to the wide range of lifestyle and entertainment options available on the island.

Sales figures indicate significant interest from international buyers as well as local residents. Overseas purchasers and expatriate residents secured 60% of the properties sold during the release. UAE nationals accounted for the remaining 40% of transactions. Among the international buyers, individuals from the United Kingdom, India and Egypt ranked among the highest by total sales volume.

Demographic details released alongside the sales figures show that female buyers made up 32% of transactions, while male buyers contributed 68%. The launch also succeeded in attracting younger buyers, with 47% of all purchasers recorded as being under the age of 45.

Following the high level of customer demand, Aldar confirmed that it plans to launch further residences within the Yas Point masterplan in the second half of 2026. This expansion will allow additional buyers to secure homes within the wider development. Once completed, the masterplan is set to function as a fully integrated waterfront destination. It will feature a five-star resort hotel, branded residences, an international school, retail outlets, dining venues and leisure facilities, all linked to the wider entertainment network on Yas Island.

Residents living at The Canopies will be located minutes away from several major attractions across the island. Nearby venues include Yas Mall, SeaWorld Abu Dhabi, Ferrari World Abu Dhabi, Warner Bros. World Abu Dhabi, Yas Waterworld, Yas Links Abu Dhabi and Yas Marina Circuit. Furthermore, upcoming attractions such as Disney Abu Dhabi and Sphere Abu Dhabi are expected to add further weight to the overall appeal of the location.
