Ayala Land has signed land lease agreements with Makro Philippines to open new stores across four of its major mixed-use developments. The agreement expands Ayala’s partnership with Thai-listed firm CP Axtra, bringing the wholesale brand to growing residential and commercial hubs in Luzon.
The store locations comprise Cloverleaf in Balintawak, Quezon City; Broadfield in Biñan, Laguna; Arca South in Taguig City; and Evo City in Kawit, Cavite. These sites position the brand along major north-south transport corridors.
The corporate arrangement supports Ayala Land’s objective to drive recurring lease revenue by introducing retail anchors into maturing developments. Under the terms of the deal, Ayala Land will retain land ownership at Broadfield, Evo City, and Cloverleaf, while Makro builds and manages the branches. In Arca South, Makro will operate directly inside the upcoming Ayala Malls Arca South.
Speaking at the signing event, Christopher Maglanoc, regional estates head at Ayala Land, commented:

It also gives families and businesses within and around these estates access to a wider selection of products and a convenient large-format shopping experience.”
The venture connects Arca South’s 74-hectare gateway in southern Metro Manila with Cloverleaf’s northern location near EDSA and the North Luzon Expressway. In Southern Luzon, Broadfield is growing as a business campus for manufacturing and logistics, while Evo City captures growth in Cavite.
Makro Philippines operates as a joint venture between Ayala Corporation and CP Axtra Public Company Ltd. The retailer plans to supply fresh foods, dry goods, imported items, and non-food lines through physical outlets and digital platforms.
