Hilton is set to expand its footprint in Manchester with two major hotel projects, including the largest Hampton by Hilton in Europe and the city’s first Motto by Hilton.

The global hospitality group confirmed it has signed an agreement with Dean Street Developments Limited to deliver the two schemes, which will add more than 500 rooms to Manchester’s hotel stock. The announcement will bring Hilton’s total presence in the city to nearly 1,500 rooms, both operating and in the pipeline.

The 22-storey Hampton by Hilton Manchester City Centre will be built on Deansgate and provide 358 rooms, making it the largest Hampton-branded hotel in Europe. Facilities will include meeting rooms, a dining area and a fitness centre. Its location beside Deansgate-Castlefield railway station will provide direct access to Manchester Airport. The property is expected to open in early 2026.

The second project, Motto by Hilton Manchester Piccadilly, will mark the arrival of Hilton’s lifestyle brand in the city. Located in Piccadilly Basin, close to Manchester Piccadilly station, the 21-storey hotel will include 154 rooms alongside a restaurant, bar and fitness area. Scheduled for completion in 2027, the Motto brand is designed to reflect local culture, offering compact guest rooms and vibrant communal spaces.

Nick Smart, Hilton’s vice president for development in the UK, Ireland and the Nordics, said: “Manchester has firmly established itself as a leading travel hotspot, drawing millions with its dynamic mix of leisure, business, and world-class sport. We’re excited to build on this momentum with our newest Hampton by Hilton and the city’s first Motto by Hilton.”

Adi Hodzic, chief executive of Dean Street Developments, said: “With Europe’s largest Hampton and the city’s first Motto, these two unique hotels will elevate the city’s hospitality offering in one of the UK’s most dynamic destinations.”

Manchester attracts more than four million domestic visitors and 1.7 million international tourists annually, with around 11 million overnight stays each year, according to industry figures.

Both hotels will be integrated into Manchester’s transport network, benefitting from major rail and tram links, while also feeding into the city’s growing demand for accommodation linked to business travel, cultural attractions and events.

Guests will also have access to Hilton Honors, the company’s loyalty programme, which offers members booking directly with Hilton rewards such as points, contactless check-in and exclusive discounts.
