Mahindra Lifespace Developers Limited has officially started the first two phases of its latest project, Mahindra Rainforest. This large mixed-use development is located on LBS Marg in the Kanjur area of Mumbai. The site covers approximately 25.47 acres (10.3 hectares). It is currently one of the largest projects in the central suburbs of the city. The firm expects the residential portions of these initial phases to have a Gross Development Value of roughly ₹3,000 crore ($320.6 million).

The project is designed to combine residential units with commercial and retail areas in one location. These phases will offer 2 and 3 BHK premium apartments. The layouts include private foyers, large decks and plenty of natural light. The developer intends to create a living environment that focuses on climate-responsive planning and community life. The estate will include over 3.5 lakh sq. ft. (32,516 sq. m.) of clubhouse spaces and amenities. Residents will also have access to more than 7 acres (2.8 hectares) of open green spaces.

The site sits in a well-connected part of the central suburbs. It has easy access to the Eastern Express Highway and the Jogeshwari–Vikhroli Link Road. Future transport links like the Goregaon-Mulund Link Road and the upcoming Metro Line 4 will serve the area. This location allows for quick travel to major business hubs like BKC and Powai. Local infrastructure already includes various schools, hospitals and shopping malls.

The new township will feature fitness zones, yoga areas, a library and jogging tracks. Integrated retail shops will also be available to handle the daily needs of the residents. This development is seen as a major step in changing Kanjur into a high-end residential destination.
