European real estate investment manager Redevco has closed a €49.2 million green loan agreement on behalf of Financière ID, the property development branch of ID Logistics Group.

The debt facility supports the construction of a 52,815 square metre Grade A logistics hub situated at the Medel logistics estate in Tiel. Contract logistics provider ID Logistics has already secured more than 70% of the site under a pre-let agreement.

Located alongside the A15 motorway, the development offers direct freight access to Germany, the Port of Rotterdam and the Randstad region. Upon completion, the facility will feature high-specification warehouse space, offices and mezzanine floors to meet sustained occupier demand in a supply-constrained market.

Redevco manages approximately €10.5 billion in real estate assets across Europe.

To mitigate electricity grid congestion in the area, the complex will connect to the Medel Energy Island, a shared regional power network. On-site solar photovoltaic panels with a 2.5MW peak capacity are projected to cover roughly 75% of the building’s power demand. Battery storage on site will retain unused power, feeding any remaining surplus back into the local energy island.

The scheme is aiming for a BREEAM Excellent rating. Additional environmental specifications include electric vehicle charging points, heat pumps, sustainable drainage systems, biodiversity features and occupier wellbeing amenities.
