Saudi Arabia Railways (SAR) and the Dedicated Housing Company (DHC) have formed a partnership to develop a new residential community in Riyadh’s Al Malaz district. The project is strategically located next to the East Network railway station and a metro stop. This initiative aims to evolve Riyadh’s urban landscape by focusing on hospitality-inspired, serviced residential units.
The new community will be operated by URBN Living. SAR stated that it has signed two strategic agreements with URBN Living to develop and operate real estate adjacent to railway stations, with Riyadh East Train Station being the first. These agreements were formalised during a recent contract signing ceremony.
The development is a clear example of Transit-Oriented Development (TOD). It is designed to integrate high-quality accommodation with major transportation infrastructure. This focus is intended to create more sustainable and connected urban communities. The collaboration forms part of SAR’s commitment to transforming railway stations into integrated, vibrant urban destinations, which supports sustainable development and improves quality of life.
The URBN Living developments will occupy two adjoining plots totalling approximately 13,000 square metres of land. The project plans include over 450 residential units and more than 1,600 beds. The accommodation will be fully furnished. It will offer a mix of studio units, suites and shared serviced apartments suitable for both long- and short-term stays. The target market includes business travellers, professionals and intercity commuters.
The community’s design is integrated with shared amenities. These include shared kitchens, co-working lounges, fitness areas, recreational spaces and laundry facilities. Located in a central metropolitan area, the development offers direct access to key transport networks.
The broader objectives of the agreements signed by SAR include supporting comprehensive urban development, enhancing environmental and architectural sustainability and activating land surrounding railway stations. SAR aims to strengthen the role of rail transport as a catalyst for urban and economic development. The project aligns with Saudi Arabia’s national vision for efficient transport solutions and smart growth in sustainable cities.
The properties will be operated by URBN Living in line with international design and operational standards. Completion is currently expected within 36 months. DHC is leading the developments. DHC is a joint venture that brings together Majd Investment, Sumou Global Investment and Strategic Housing Group (SHG).
A spokesperson for Dedicated Housing Company said: “These projects represent a vision for the future of residential communities in the Kingdom of Saudi Arabia.” The spokesperson added that the partnership with SAR combines global expertise with infrastructure to introduce a new residential model that responds to rising demand in the hospitality sector.
