South Korean technology company Samsung Electronics has agreed to a business deal with real estate developer DH Plus to provide B2B operational systems for the Grants Forest Park project in Cebu, Philippines.

The complex will be constructed using artificial intelligence and Internet of Things technologies. Slated for completion in 2030, the development spans roughly 20,000 pyeong. It will comprise three residential buildings, a hotel, private villas, an international school and commercial spaces showcasing K-beauty and K-food. The site also includes a private members’ club alongside a walking path connected to a local mangrove ecological park.

Samsung Electronics will equip the residential and hotel units with AI appliances such as televisions, air conditioners, refrigerators and washing machines. Occupants can connect to their devices via the SmartThings platform for central control.

For site operations, Samsung is deploying SmartThings Pro to allow facility managers to monitor systems remotely and reduce unnecessary site visits. Meanwhile, common infrastructure, including heating, power, lighting and swimming pools, will be managed through Samsung’s b.IoT system. The platform utilises energy algorithms to improve overall efficiency and link household energy tracking with SmartThings Pro.

Digital twin technology will be used across commercial areas, the hotel and the international school to generate 3D building models. This enables operators to track key machinery, schedule predictive maintenance and run HVAC, power and security systems via AI agents.
