Dubai company Seed Group, an enterprise under The Private Office of Sheikh Saeed bin Ahmed Al Maktoum, has backed London proptech firm VerbaFlo in a new strategic alliance. The partnership aims to accelerate VerbaFlo’s expansion across the UAE rental sector by connecting the company with regional property developers, landlords and management firms. Seed Group will also assist with introductions to key government bodies and institutional investors across the Middle East and North Africa.

Established in 2024, VerbaFlo provides artificial intelligence tools designed to handle leasing tasks and tenant communications for student housing and residential rental providers. The business currently works with more than 50 housing providers managing over 300,000 units across 12 countries. Its European client base includes prominent UK operators such as Moda Living, Homes for Students, Downing and Fusion Students.

The platform operates around the clock across phone, email, web chat and WhatsApp to accommodate the 60 per cent of tenant messages received outside normal business hours. Capable of communicating in over 200 languages, the system handles prospective tenant queries, organises viewings and conducts follow-ups. Built with its native CRM, the software also integrates into existing property management systems including Entrata and Yardi.

Company statistics show VerbaFlo has processed over 10 million interactions, maintaining an average response speed of 3.7 seconds and resolving 90 per cent of queries automatically. Human staff can step into conversations whenever necessary, aided by full logs of prior messages. Beyond initial leasing, the software manages maintenance requests, rent payments, lease renewals and move-out procedures. Property managers can also review portfolio metrics using the system’s analytics tool, VerbaIQ.

Hisham Al Gurg, CEO of Seed Group and The Private Office of Sheikh Saeed bin Ahmed Al Maktoum, said: “VerbaFlo’s work with established residential operators was a significant consideration for us. These businesses manage a high volume of inquiries, and the quality of their responses is crucial for both occupancy rates and the satisfaction of current residents. This experience is particularly relevant to the UAE. Our objective is to assist VerbaFlo in understanding the needs of local operators and to foster the relationships necessary for establishing a sustainable business in this region.”

Sayantan Biswas, Founder & CEO at VerbaFlo, said: “A single tower in the Gulf can hold residents from dozens of nationalities, speaking as many languages, and a message has to land correctly whichever one a resident writes in. VerbaFlo already runs in over 200 languages across our US, UK and Europe base, so this is the ground we already stand on. The UAE brings together one of the most international resident populations in the world, a rental sector that continues to professionalise and a clear national ambition to bring AI into property services, which makes it a natural place for us to invest and build. Our partnership with Seed Group is extremely important to us, as it brings us close to the relationships and local understanding that matter most in this market, and we see the UAE as the opening chapter of a longer Gulf story.”

This initiative aligns with Dubai’s Real Estate Sector Strategy 2033 and the broader Dubai Economic Agenda D33, which focus on introducing digital technologies to modernise property services. VerbaFlo operates offices in London and New Delhi, backed by investors including Pi Labs, Haatch, Navigate Ventures and Old College Capital.
