Private equity real estate firm Niam Real Estate has signed an agreement to acquire a residential development in Skogås, located in Huddinge Municipality, from housebuilder Bonava.
The central Skogås project consists of two eight-storey residential buildings. Once completed, the scheme will deliver 109 rental apartments, providing approximately 5,400 square metres of residential lettable space together with an underground parking garage.
The transaction has been arranged as a forward funding deal. Under the terms of the agreement, Niam will finance the project progressively throughout the construction phase. Bonava will oversee project management and construction delivery. Construction work is expected to commence in the first quarter of 2027, with full completion scheduled for the fourth quarter of 2028.
Situated within walking distance of the Skogås commuter train station, the site offers direct public transport access to central Stockholm in around 20 minutes. The surrounding area in Huddinge Municipality is currently undergoing regeneration, including updates to the local town centre and the construction of new housing units.
Rikard Henriksson, Head of Real Estate at Niam Group, said: “Skogås offers a combination of strong accessibility, established local services and proximity to both nature and central Stockholm. We are acquiring a high-quality residential product with an attractive mix of apartments, which we believe will be well suited to the local market. This investment fits well with our strategy of developing residential properties in attractive and growing Stockholm submarkets.”
Björn Bergman, Regional Director Stockholm, Bonava Sweden, said: “This is another clear step towards our ambition to increase the supply of rental housing in the Stockholm region. Together with Niam, we are developing sought-after homes in a central location in Skogås, with excellent public transport connections. Our goal is to create sustainable, vibrant neighbourhoods with easy access to public transport, local services and nature – places where people can live and thrive over the long term.”
