JINGDONG Property has secured a significant logistics asset on the outskirts of Leicester, marking a major expansion of its presence within the UK’s famed “Golden Triangle.” The firm, which operates as the infrastructure arm of JD.com, Inc., confirmed the deal involves two substantial “big-box” warehouses alongside a prime development site.
The acquisition features more than 231,000 sq ft of existing warehouse space. Additionally, the deal includes an adjacent “oven-ready” greenfield plot. This site has the potential to house up to 678,000 sq ft of modern industrial and logistics facilities.
This move follows JINGDONG Property’s initial 2022 entry into the British market via Milton Keynes. The latest transaction brings the company’s total UK footprint to nearly 3,930,000 sq ft. The Leicester site offers prime connectivity to the M1 and M69 motorways, placing 90% of the UK population within a four-hour drive.
Kai–yan Lee, Regional CEO for JINGDONG Property Europe and the Americas said, “Our new UK investment strengthens JINGDONG Property’s investment footprint in the market, and reflects our long-term commitment to supporting regional economic development and enhancing the local supply chain ecosystem as one of the most active industrial and logistics investment managers in the market. The assets will benefit from JINGDONG Property’s strong expertise in developing, operating and managing industrial and logistics space, ensuring the delivery of best-in-class industrial warehousing infrastructure and services that support the evolving needs of both the existing and future occupiers.”
The existing buildings meet high environmental standards, holding BREEAM Excellent and EPC A ratings. They include electric vehicle charging points and high-grade insulation. The new greenfield project is expected to deliver Grade-A space for businesses requiring advanced warehousing.
Professional support for the acquisition was provided by Dentons on legal matters, while BDO handled tax and corporate finance. Colliers served as the technical adviser.
