Luxury real estate developer DarGlobal (LSE: DAR) has partnered with Art District Real Estate Development to launch a transformative new project on Oman’s coastline: the MAD, Muscat Marine, Art & Digital District.
Announced on 7th December 2025, the collaboration marks the start of a massive undertaking. The MAD district is designed as an integrated destination spanning over 1.5 million square metres. The total gross development value for all phases is estimated at approximately OMR 1.6 billion (USD 4.2 billion), with development projected to take place over 12 years.
This major urban development aims to significantly elevate the Sultanate’s international profile. It integrates oceanfront residential living, cultural centres, luxury hospitality, and future-focused financial and digital industries into a unified ecosystem. The multi-destination city will feature luxury housing, marinas, cultural venues, curated retail, premium hotels, and next-generation finance and business parks. The developers expect it to attract wealthy tourists, global investors, art collectors, and tech entrepreneurs.

The project is strategically committed to supporting Oman’s economic diversification goals. Key features will include private marinas for luxury mansions, international art exhibitions, digital incubators, a financial centre, and a comprehensive cultural events calendar.
A defining element of the MAD district is its integrated digital economy, which will facilitate a new structure for enterprise, culture, and property. This framework includes digital licensing, asset exchange, and ecosystem rewards to encourage investment pathways for global innovators.
