Karma Urban Development has officially entered the Egyptian real estate market with the launch of its inaugural project, KAVI. The company announced the mixed-use development, which integrates commercial, administrative, and medical spaces, during a major launch celebration on December 14, 2025.

The KAVI project is situated in the Narges area of New Cairo, occupying a prime location on one of the main axes. The site is strategically positioned near major educational and medical landmarks, including the German University in Cairo (GUC), the American University in Cairo (AUC), and the Air Force Hospital.

To ensure the project’s quality and efficient execution, Karma simultaneously signed three cooperation protocols. These agreements are with leading engineering consultancy firms and expert houses specialising in the design, management, operation, and execution of large-scale commercial centres.

Engineer Mohamed Aly, Chairman and CEO of Karma Urban Development, stated the launch represents a new beginning for the company. He highlighted the extensive expertise the founders bring to the new entity. Aly confirmed that the team possesses more than 39 years of accumulated experience in investment, real estate development, and construction across both Egypt and Saudi Arabia. Aly stated, “KAVI is not just a project; it’s the true embodiment of Karma’s urban philosophy focused on wisdom, clarity, and long-term value.”

Hassan El-Rifai, Saudi co-founder and partner, noted his pride in the company’s official debut. He described the Egyptian real estate sector as one of the most stable and fastest-growing markets in the region. El-Rifai added, “The decision to partner with Egyptian firms was a natural choice based on shared goals and a combined vision for real estate development.”

The architectural consultant, Engineer Mohamed Hafez of Hafez Engineering Consultancy, explained that the design translates the company’s philosophy into a precise urban vision. The development spans more than 7,000 square metres and includes a ground floor, four upper floors, and two basement levels. Hafez noted the structure’s distinctive V-shape, which enhances clarity and visibility while aligning with the highest sustainability standards.

Regarding operations, Engineer Khaled El-Sharkawy of Mega Plan, responsible for management, introduced the “Vital Path.” This dynamic, user-centred pathway is designed to convert natural visitor flow into direct commercial value. Furthermore, Engineer Walid Shokr of MEP Solutions, the electromechanical consultant, confirmed the project features a centralised, AI-driven management platform. This system monitors real-time environmental factors and intelligently controls systems to optimise energy use, ensuring long-term sustainability and lower operating costs.

Amr Heikal, Head of the Commercial Sector, announced special offers for launch-phase investors. This includes flexible payment plans with instalment options extending up to eight years, alongside a limited-time 10% discount on unit prices. The KAVI project is the first in a pipeline of diversified projects planned under Karma’s strategic expansion in the Egyptian market.
