Social and affordable housing developer Edaroth has completed a new residential scheme in Surrey, highlighting how offsite construction can help tackle the UK housing shortage.

The project delivers 12 sustainable homes across four sites in Epsom, including Hatch Gardens, for Raven Housing Trust. Procured through the Pagabo development-led framework, the scheme relies on precision-engineered offsite manufacturing techniques.

Around 65 per cent of the building components were manufactured in a controlled factory setting prior to site assembly. This exceeds the UK government requirement of 55 per cent. The controlled manufacturing process helps cut waste, speeds up construction schedules and reduces noise and disruption for local residents.

The completed properties are designed to exceed emerging Future Homes Standards and operate at net zero performance. Edaroth holds full BOPAS accreditation for both its housing and apartment systems, confirming an independently verified 100-year design life. Company leaders hope the project serves as a clear template for mainstream social housing delivery across the country.

The components used in the Epsom development were produced in Bradford alongside manufacturing partner Cardinal. The facility currently supports around 120 homes annually, but plans allow for scaling up to thousands of units each year. At full capacity, the facility could support roughly 500 regional jobs and 40 apprenticeships.
