UAE-based property developer Condor Developers has completed its sixth residential project in Dubai, Condor Fortuna, located within the Majan community in Dubailand.

Valued at AED 120 million ($32.6 million), the boutique development provides 85 premium residential apartments. The property features access to four primary arterial roads, placing major Dubai destinations within a 10- to 30-minute drive.

With the completion of Condor Fortuna, Condor Developers’ cumulative portfolio of completed projects over the past two years has reached AED 750 million ($204 million), delivering close to 500 residential units.

Vidhyadharan Sivaprasad, Chairman and CEO of Condor Developers, said: “Including Condor Fortuna, an exclusive and boutique residential project, we have achieved a milestone of releasing close to 500 premium apartments to Dubai’s residential stock across three projects over the last two years. Significantly, we have also handed over 95 per cent of our units to investors in the last two completed projects, ahead of the committed timelines. This also reflects the continuing demand for residential asset class in Dubai and reinforces the emirate’s reputation as a global property investment destination.”

The developer’s previously completed projects include the AED 230 million Condor Concept 7 in Jumeirah Village Circle, comprising 141 residential units, and the AED 300 million Golf Links 18 at Dubai Sports City, which includes 256 apartments.

Vidhyadharan Sivaprasad stated: “At Condor, our priority has been to complete projects within committed timelines, navigate market and economic fluctuations prudently, while ensuring quality and excellence. Condor Fortuna is further proof of our commitment and operational efficiency.”

Condor Fortuna spans a gross floor area of 89,404.45 sq ft and consists of a basement, ground floor, podium, five residential floors and a rooftop level. The building offers a layout of 17 apartments per floor, configured as one studio, 15 one-bedroom apartments and one two-bedroom apartment.

The development adds to the mixed-use community of Majan, which covers more than 1.5 million square metres adjacent to Al Barari, Living Legends and The Villa. The area encompasses residential units, commercial offices, retail outlets and public parks.

Sivaprasad noted that the new project reinforces the company’s objective of constructing value-added living spaces and community-focused residential properties.

Located in Dubailand, the site offers road links to Sheikh Mohammed Bin Zayed Road (E311), Al Ain Road (E66) and Al Khail Road (E44). Global Village and IMG Worlds of Adventure are located seven minutes away, while Downtown Dubai, Dubai Mall and Dubai International Airport are within a 15 to 20-minute drive.
