Emaar Properties has announced plans to develop a major new urban district in Dubai with a total investment value of AED 200 billion. The self-sustaining scheme is designed to accommodate a population of nearly 150,000 residents, covering a gross floor area that exceeds 4.5 million square metres.

The masterplan features a mix of commercial, residential and civic infrastructure. High-rise residential towers will be positioned to offer views of landmarks such as the Burj Khalifa, Burj Al Arab and Palm Jumeirah. Additionally, the project incorporates Grade-A corporate offices, premium hotels, retail spaces and cultural venues. A central high street and grand boulevard will form the main commercial artery of the development, hosting boutique stores, cafés and restaurants.

The layout is structured around 20-minute city planning principles, ensuring that schools, medical clinics, mosques and shops sit within walking distance for residents. The district plans to integrate intelligent building systems, app-driven community services and advanced smart mobility. Infrastructure provisions include electric vehicle pathways, soft mobility networks and proposed links to the Dubai Metro system.

The physical site will be divided into five distinct character zones tailored to specific demographics. These comprise an active Urban District, a dedicated Business Hub, a Family Living Zone, a Young Families Cluster and an upscale gated villa enclave. The villa sector will feature five and six-bedroom houses alongside larger mansions equipped with private gardens and water installations.

Environmental features form a central component of the district design, with a large public park serving as the main community hub. The masterplan integrates landscaped open areas, swimmable lagoons, natural lakes and linear gardens linked via shaded pedestrian promenades and cycling paths. The central parkland will host dedicated sports courts, public plazas, event lawns, splash pools and outdoor fitness stations.
