Two major Local Government Pension Scheme pools, Northern LGPS and LPPI, are launching a dedicated property management vehicle called Four Corners to manage their combined portfolio of 5,478 residential rental units across Wales, Scotland and England.

The creation of Four Corners follows the joint acquisition of PRS Holdco’s residential housing portfolio in December 2025, previously branded as Simple Life Homes. Bringing the management of these assets in-house, the platform aims to oversee all resident services directly. The joint venture plans to deploy £1 billion over the next decade to expand the portfolio by more than 15,000 properties.

Scheduled to launch in late summer, Four Corners will operate through a network of regional hubs to bring customer service closer to tenants. The business launches with 11 employees, with workforce numbers projected to reach 80 by 2027.

The initiative aligns with the Government’s Fit for the Future framework, which encourages LGPS funds to deploy capital into domestic priorities. With the LGPS sector managing around £400 billion in total assets and central government targeting 1.5 million new homes by 2029, the partnership aims to prove how pension capital can tackle the UK’s housing shortage while securing reliable returns for members.

Energy efficiency forms a central element of the portfolio, where 88% of properties carry an EPC rating of A or B, supported by an average building age of five years.
