Property giant Megaworld is accelerating its expansion outside Metro Manila by building three new office developments. The projects will collectively add more than 51,000 square meters of gross leasable area to the company’s portfolio. The new towers are located in the firm’s townships in Bulacan, Bacolod and Davao.
The developments include the 11-story Northwin Global Tower 1 in Bulacan and the four-story No. 5 Upper East Avenue in Bacolod City. Additionally, the company is constructing the 16-story One Republic Plaza in Davao City.
Francis D. Roxas, head of Megaworld Global Offices, said: “Demand for office spaces remains high, particularly outside Metro Manila. We are strategically capturing this rising demand for regional office developments within our townships in Bulacan, Bacolod, and Davao. This focus on other key provincial markets helps ensure that businesses continue to enjoy the right environment to grow nationwide within integrated, self-sustaining communities.”
In Bulacan, Northwin Global Tower 1 sits within the 85-hectare Northwin Global City along the North Luzon Expressway. The tower offers nearly 20,000 square meters of space and aims to be the first LEED-certified building in that part of the province.
Meanwhile, the No. 5 Upper East Avenue project in Bacolod will provide almost 9,000 square meters of premium office space. It is expected to create around 10,000 jobs in the IT-BPO sector. This building will feature sustainable elements like roof gardens and energy-efficient windows.
In Mindanao, One Republic Plaza will bring 24,000 square meters of office space to the Davao Park District. Scheduled for completion in 2028, it will be the first LEED-registered office building for Megaworld in the region. The tower will include a rainwater harvesting facility and electric vehicle parking slots.
Megaworld remains the largest office developer and landlord in the Philippines, managing nearly 90 office towers across 1.7 million square meters. The firm reported an 11 per cent increase in office leasing revenues to P14.9-billion in 2025. Furthermore, CBRE Philippines ranked Megaworld as the top office developer for lease transactions in the first quarter of 2026, recording 31,800 square meters of transactions. The firm currently serves over 500 local and multinational companies. Future expansions are planned for Pampanga, Cavite and Iloilo.
