Logistics Property Company, LLC (LogiPropCo) has completed the acquisition of a 74-acre site at 23960 South Houbolt Road in Joliet, Illinois.
Situated along the I-80 corridor, the parcel sits adjacent to BNSF’s Logistics Park Chicago Intermodal and Union Pacific’s Global 4 Intermodal Terminal. Combined, the two facilities represent the largest inland port across North America, offering single-day drayage connections to over 40% of the population of the United States.
Work on the site will begin in spring 2027. Upon completion, the development at 23960 South Houbolt Road will span 1,279,700 square feet. The structure will feature a 40-foot clear height, cross-dock loading, and extensive vehicle and trailer parking spaces. Connections via the Houbolt Road Extension offer direct transit to I-55 and I-80, cutting down local journey times.
Ben Fish, Associate Market Leader at LogiPropCo, and Vince Pergande, Senior Vice President of Project Management, managed the deal alongside Ryan Klink of Cushman & Wakefield. Klink will act as leasing representative for the development alongside Jason West and Sean Henrick.
Ben Fish said: “23960 S Houbolt Road is the premier location for bulk users given the immediate proximity to the intermodal and the new Houbolt Road Extension. We’re excited to continue to grow our Midwest portfolio with this property, our fourth development site in the Chicago market in the last year.”
The speculative building, which can also be tailored as a build-to-suit project, is scheduled for delivery in spring 2028. Architects Plus Design has been appointed as project architect, with Jacob & Hefner Associates serving as civil engineer.
The purchase forms part of LogiPropCo’s broader Midwest operations, which encompass 6.7 million square feet owned or under active development. The deal follows the recent acquisition of three other Chicago-area development sites: 424 Howard Avenue in Des Plaines, 390 O’Hare Logistics Park in Schaumburg, and 2349 West Lake Street in Addison. LogiPropCo also recently bought a fully leased asset at 1401 Normantown Road in Romeoville.
