PropTech platform Venn has completed the $50 million acquisition of Zuma, integrating the AI leasing specialist’s technology into its core infrastructure.

The deal embeds Zuma’s conversational AI tools directly into Venn’s central operating architecture, known as the Company Brain. The system provides AI leasing agents with unified context across property details, pricing, availability, maintenance history, resident sentiment, unique amenities and company-specific operational policies.

Instead of relying on generic AI models trained on standard data sets, the Company Brain functions as a centralised repository for proprietary company logic and data. The infrastructure addresses software fragmentation in real estate, where operators historically relied on disconnected point solutions across customer relationship management, leasing, maintenance, reporting and payments.

Under the agreement, Zuma’s leadership and engineering teams will merge into Venn’s operations. Shiv Gettu joins Venn as Chief Partnerships Officer, and Kendrick Bradley steps into the role of General Manager of Venn Leasing. Zuma’s engineering staff will join Venn’s forward-deployed practice, supporting the expansion of bespoke AI models into areas such as rent collections, lease renewals and resident support.

You can’t build an agent that takes decisive, intelligent action on top of that kind of fragmentation. What’s actually needed is connective tissue underneath that unifies the data before you ever get to the agent layer. Venn has spent the time building exactly that, and we could see it the moment we looked at what they’d done,” said Kendrick Bradley, Chief Product Officer at Zuma.

“Zuma has some of our industry’s top AI and machine learning talent and their investors a16z and Y Combinator knew it. It was competitive, but when I saw their obsession with going and sitting in the customer’s office and tailoring the solution specifically for them, I thought ‘we think the same’ and we can build something transformative for our customers together,” said Or Bokobza, CEO at Venn.

Following the acquisition, Venn plans to recruit specialist talent to deploy bespoke AI solutions across additional operational functions within multifamily real estate.
