Alef Group has launched Seef Residences, an AED 1.2 billion waterfront scheme in Al Khan, Sharjah. Within less than an hour of its unveiling, expressions of interest reached 150% of the available inventory across 862 residential units. The registrations were secured during the developer’s launch event on 20 October at Al Jawaher Reception and Convention Centre, which drew over 2,000 visitors. The project completion date is set for 30 September 2030.
Occupying 30,287 square metres on a peninsula at the entrance to Al Mamzar Lake, Al Khan Lagoon and the Arabian Gulf, the development includes 100 metres of direct beach frontage, 150 metres of canal frontage and 125 metres along Al Khan Lagoon. The complex comprises five residential buildings housing one-, two-, three-, and four-bedroom apartments, alongside a limited selection of penthouses. Three towers front the beach directly, while two sit elevated on a three-level podium. Starting prices stand at AED 895,000 for one-bedroom homes, AED 1.295 million for two-bedroom units and AED 2.195 million for three-bedroom layouts.
“Sharjah continues to strengthen its position as a destination for living and investment, supported by confidence from local and international buyers. The emirate’s continued investment in infrastructure and urban development reflects a clear ambition for its future. At Alef, we see our role as contributing to that ambition through projects shaped around the needs of residents and the wider community,” said Raed Kajoor Al Nuaimi, CEO of Alef Group.
He added: “Buyers are becoming more considered in how they define value. They are looking beyond the individual residence to how effectively the wider development supports daily life, how much it simplifies everyday routines, and how accessible their needs are.”
The site features a public promenade with 1,500 square metres of retail and dining space, lap and family pools, a gym, sensory gardens, a yoga deck, pool cabanas and majlis seating. The location sits 10 to 15 minutes from the Dubai border and 22 to 25 minutes from Sharjah International Airport. Accessibility will be further supported by AED 750 million in regional road infrastructure upgrades directed by His Highness Sheikh Dr. Sultan bin Mohammed Al Qasimi, Supreme Council Member and Ruler of Sharjah.
Official figures from the Sharjah Real Estate Registration Department show total real estate transaction values reached AED 46.8 billion between January and September 2026, representing a 5.6% year-on-year rise. Al Khan recorded 1,581 sales transactions totalling nearly AED 2 billion during the period.
