Industrial developer and asset manager Ambrose has broken ground on Building II at Columbus Logistics Park – West. The 169-acre, three-building industrial scheme is situated in West Jefferson, Ohio, roughly 20 miles west of Downtown Columbus.
The speculative structure will provide approximately 1,067,000 square feet of leasable space, including a 2,800-square-foot office area. Designed for logistics, industrial or light manufacturing tenants, the property will offer a 40-foot clear height, 110 dock doors, an 8-inch unreinforced floor slab, two 4,000-amp power panels and extensive vehicle and trailer parking. The layout allows for a minimum divisibility of 531,000 square feet and is aiming for LEED Silver certification.
Stephen Lindley, Senior Vice President of Investments at Ambrose, commented: “Strong population and economic growth continue to support Columbus’ industrial market, while available options for large-scale bulk space remain limited. At more than one million square feet, Building II will help fill an important gap in the market for occupiers seeking modern industrial space at scale.”
Building I, a 715,000-square-foot facility completed in 2022, is already fully let to GXO and FST Logistics.
Located near Route 40 with direct access to Interstate 70, the development offers connections to local intermodal hubs and Rickenbacker International Airport, a major cargo airport serving Europe, Asia and the Middle East. The site allows distribution operators to reach nearly 46 per cent of the US population within a 10-hour drive.
Building II is scheduled to be open for tenant fit-out in the summer of 2027, with final completion expected by autumn 2027. Construction services are being managed by ARCO as general contractor, with architectural design by ATA Architects. Bank OZK provided the construction financing, while Colliers International is handling marketing and leasing for the development.
