EQT Real Estate has finalised the purchase of the I-78 Commerce Center, a newly built logistics hub in Berks County, Pennsylvania. The deal involves an 809,000 square foot cross-dock distribution centre, representing a significant single-asset addition to the EQT Real Estate Industrial Core-Plus Fund IV.

Completed in 2024, the facility is designed for high-capacity operations. It features 40-foot clear heights, 123 dock-high doors and a 185-foot truck court. The site also includes parking for 156 trailers and four drive-in doors. Its layout is specifically geared toward national distribution with a focus on maximum utility and minimal office space.

The property is situated along the vital I-78/I-81 corridor, a region known for being one of the most competitive logistics environments in the United States. This area currently faces tight supply levels and difficult planning hurdles for new developments. Because of its location, the centre provides direct access to major Northeast markets and the Port of New York and New Jersey, allowing deliveries to reach nearly 50% of the American population in a single day.

The site is also supported by essential transport links, including international airports and intermodal rail terminals. Representatives from CBRE National Partners, including Brad Ruppel, Michael Hines, Joseph Hill and Brian Fiumara, managed the sale on behalf of the previous owner.
