Liwan Real Estate Development, a leading Riyadh-based mixed-use developer, has announced a significant new project, Liwan Najd, on the opening day of Cityscape Global 2025. The development, valued at SAR 4.5 billion ($948 million/£766 million), is one of the largest Saudi mixed-use real estate projects to date and will deliver 2,500 residential units near the Al Yarmuk Metro Station in Riyadh’s Granada District.
The ambitious project expands Liwan’s growing portfolio of sustainable communities and is designed to support the Kingdom’s Vision 2030 housing and urban development goals. Now at the design stage, Liwan Najd spans 151,308 sqm with a built-up area of 600,000 sqm. The residential mix will include studios, apartments, penthouses, townhouses, and villas.
Liwan Najd integrates commercial and community facilities, featuring a hotel, offices, F&B, retail outlets, and a mosque. Crucially, more than 60 per cent of its footprint is dedicated to open and landscaped areas, promoting wellbeing and community life. The design blends traditional Najdi architectural traditions with modern principles, emphasising accessibility and walkability.
The development represents a strong investment opportunity in one of Riyadh’s highest-growth districts. Its strategic location along Alhasan Ibn Hussein Ibn Ali Boulevard, near transport corridors and employment centres, ensures long-term value. Riyadh’s property market continues its rapid expansion, with housing transactions exceeding SAR 120 billion in H1 2025 according to Knight Frank.
