Therme Group has secured approval from the Dallas City Plan Commission for a zoning change request, marking a key step in its plans to build a major wellbeing resort near the Trinity River.

The proposed site sits adjacent to the new Kay Bailey Hutchison Convention Center. Developers expect the project to reconnect South Dallas with the downtown area while providing economic benefits to the region.

John Alschuler, Executive Chairman of Therme Group US, praised the decision:

“Therme is committed to the City of Dallas and eager to advance a project that will create hundreds of jobs, generate millions of dollars in new tax revenue and deliver a wellbeing destination unlike any other in the United States. Today’s approval reflects the considerable work undertaken with City planning staff and community leaders. We look forward to continuing through the public approval process and presenting our plans to the Dallas City Council.”

Therme Group designed the proposal alongside municipal planning staff and District 2 City Plan Commissioner Joanna Hampton. Company officials reaffirmed their commitment to the Trinity River location, noting its potential to tie into broader downtown urban planning efforts.

Commenting on the leadership behind the project, Alschuler added:

“City Manager Kim Tolbert and Council Member Jesse Moreno have demonstrated tremendous leadership throughout this process and recognize the lasting value Therme can bring to Dallas. As conversations continue about the future of downtown, we are more committed than ever to our site along the Trinity River. We strongly believe Dallas is positioned to become one of the world’s great global cities in the decades ahead.”

Following the commission’s decision, the zoning proposal will go before the Dallas City Council for consideration later this autumn.

Therme Group currently welcomes 5.5 million visitors each year across five existing locations in Germany and Romania.

Since starting its Dallas initiative in March 2025, the firm has expanded its international footprint. Therme Group partnered with CVC on a €1 billion Therme Horizon joint venture covering Therme Erding in Germany and Therme Bucharest in Romania. Therme Horizon subsequently acquired three extra German resorts from the Josef Wund Foundation.

Construction on Therme Manchester began in September 2025 with CVC backing. In June 2026, work started on a 720,000-square-foot site at Singapore’s Marina South following selection by the Singapore Tourism Board. Additionally, Therme partnered with The Georgetown Company to create Therme Atlas to develop US sites, with Georgetown taking a 26 per cent equity stake.

The group also has active or planned developments in Frankfurt, Toronto, Washington, D.C., Dubai and Incheon.
