Urban Partners has completed the largest logistics real estate transaction in Norway this year after selling a prime four-property portfolio for NOK 1.8 billion. The European urban investment firm divested the newly constructed assets to Norwegian institutional investor KLP Eiendom.
The portfolio spans approximately 98,000 square metres of modern industrial space. The properties are situated in the major logistics hubs of Vestby and Moss, which sit on the southern axis of Oslo along the E6 transport corridor linking Norway to the wider Nordic and European markets. Three of the sites are located in Vestby: Toveien 19 at 30,000 square metres, Toveien 21 at 27,600 square metres, and Stormåsan 42 at 17,800 square metres. The final asset is the 22,300 square metre Vestre Vanemvei 51 property in Moss.
All four sites are fully occupied by a stable group of corporate tenants including H&M, Schibsted, NTEX and Vinhuset. The portfolio maintains a weighted average unexpired lease term of roughly seven years. Developed by Urban Partners over the past four years, the buildings feature high technical and ecological specifications, including BREEAM certifications, EPC ratings and rooftop solar panels.
Urban Partners relied on Colliers as its financial advisor and Wikborg Rein as legal counsel for the divestment. The acquisition allows KLP Eiendom to expand its presence in the expanding Nordic industrial sector.
